    Loan production involves risk and reward. Lenders are focused on putting money to work but also prudently managing risk in an effort to get their capital back with interest. In this session, panelists discuss where credit is across product lines and how underwriting is evolving this cycle, as well as how market participants view property valuations today and what it means for the debt markets.

    Gregg N. Gerken, Executive Vice President and Head of U.S. Commercial Real Estate Lending, TD Bank

    Gregg Gerken is the Head of Commercial Real Estate for TD Bank, America's Most Convenient Bank.  Gregg is responsible for a $20 Billion Investment Real Estate portfolio and a $2 Billion LIHTC Equity portfolio serving regional, Institutional Real Estate clients. He has over 32 years of banking experience, spending over 20 years in the real estate industry. Gregg Gerken joined TD Bank. America's Most Convenient Bank in 1997 as the Senior Lender for the Northern Region.  In 1998 he was promoted to Senior Vice President and Market Manager for TD Bank.  In 2008 he was promoted to the North Market President of TD Bank, responsible for the Commercial and Retail Banking functions in Bergen, Passaic, and Hudson Counties, New Jersey & Rockland County, New York. In August 2009, Gregg was promoted as Co-Director of Commercial Real Estate for TD Bank and in October 2010, Gregg was announced as the Head of Commercial Real Estate for the bank.

    Prior to joining TD Bank, Gregg’s responsibilities included Real Estate Lending in New Jersey for Fleet Bank, National Westminster Bank & Citizens First National Bank, which were combined through mergers.  He held positions of increasing responsibility including Team Leader-Real Estate Lending and was Real Estate Division Manager. Gregg currently serves as Vice Chairman of the Mortgage Bankers Association (MBA) Capital Council and CREF/MF Council Chairs Committee. This year he will serve as the outgoing Chairman for the Senior Bankers Executive Roundtable Committee and a member of the MBA's HVCRE Committee. Gregg is also a member of the Real Estate Roundtable's Real Estate Capital Policy Advisory Committee (REPAC), and the Homeland Security Task Force Committee. 

    He served on the Executive and Development Committee for the New Jersey chapter of the Susan G. Komen® Breast Cancer Foundation and serves on the Board of Theatre Square Development for the New Jersey Performing Arts Center. He also volunteers for the Big Brothers Big Sisters of New York City. Gregg ran in his third Boston Marathon on April 21, 2014. Gregg graduated from Ohio University with an International Business and Political Science degree.

    Kelly M. Wrenn, Partner, Ballard Spahr LLP

    Kelly M. Wrenn is a member of Ballard Spahr's Elected Board and leads its Banking and Financial Services Industry Team. He focuses on a wide range of transactional matters, with an emphasis on business finance transactions, real estate law, and commercial loan servicing. Kelly's clients include portfolio, agency, and conduit lenders, commercial loan servicers, and other financial institutions. Significant rating agency contacts have been developed in connection with his structured-finance practice, and he has been involved in the closing of real estate and business finance transactions throughout the United States. He has been involved in a number of high-profile business finance transactions in recent years.

    Chris LaBianca, Managing Director, UBS

    Chris LaBianca is a Managing Director and Head of Origination for the Real Estate Finance and Mortgage Backed Securities Group within the UBS Investment Bank.  In this role, Mr. LaBianca is responsible for leading a national lending platform which provides commercial real estate debt for execution through the CMBS market as well as traditional balance sheet lending. Mr. LaBianca has spent over 25 years in the real estate debt markets with firms in the commercial banking, investment banking and private equity space. Prior to joining UBS, Mr. LaBianca spent five years as President of RCG Longview, a real estate private equity platform sponsored by investment manager Ramius Capital Group and The Feil Organization. Prior to joining RCG, he spent nearly eight years at Bank of America, most recently serving as a Managing Director and Co-Head of National Originations in the firm's Real Estate Capital Markets group. Prior to Bank of America, Mr. LaBianca spent eight years at Chemical and Chase Manhattan Bank, predecessors to JPMorgan Chase, holding senior management positions in the Real Estate Finance and US Securities divisions. He began his career as an Analyst with Prudential. Mr. LaBianca received his BS from Rider College and his MBA from the Whitman School of Management at Syracuse University, where he serves on the Advisory Board for the Kuhn Real Estate Center. Mr. LaBianca is currently serving in several capacities for the Mortgage Bankers Association.  These include membership on the MBA Board of Governors as well as its Commercial Mortgage Board of Governors, and previously as a member of the Nominating Committee as well as Vice Chairman for the Investor Council.  He is a past Chairman of the Real Estate Board of NY’s Finance Committee.  Mr. LaBianca is also an active member of the International Council of Shopping Centers and the Commercial Real Estate Finance Council and a past member of the NYC Advisory Board for NAIOP.  He has spoken at numerous industry events including MBA, ICSC, NAIOP, CREF-C and REBNY as well as conferences sponsored by iGlobal, Crittenden, Commercial Observer and BISNOW among many others.

    Romina Padhi, Vice President, Senior Credit Officer, Moody's Investor Services

    Romina Padhi is a Vice President – Senior Credit Officer within the Structured Finance Group at Moody’s Investors Service. She is a team leader within the CMBS Surveillance group focusing on U.S. Conduit/Fusion and Large Loan/Single Borrower transactions. In addition, Romina manages the review of credit assessments for commercial real estate assets within CRE CDO/CLO’s. Prior to her current position, Romina was a lead analyst within the CMBS and CRE CDO/CLO primary and surveillance team where she has rated and reviewed various fixed and floating rate CRE CDO/CLO and CMBS transactions. Romina is a frequent contributor to research and various commercial real estate research initiatives.  Prior to joining Moody’s, Romina worked in India for three years in residential and commercial real estate finance. 

    Joel Traut, Managing Director, Real Estate, KKR

    Joel Traut (New York) joined KKR in 2015 and is a member of the Real Estate team. He serves as Head of Originations for KKR Real Estate Credit and is responsible for business development, the origination process and team coordination across the real estate direct lending business. In addition, he is involved in sourcing, underwriting, negotiating and structuring debt investments across all credit products, asset types and geographies. Prior to joining KKR, Mr. Traut spent thirteen years at GE Capital, most recently as a region manager at GE Capital Real Estate, where he led their northeast commercial team. He focused on investing in real estate credit strategies including first mortgage and mezzanine loans. He joined GE in 2002 as part of GE Capital’s financial management program and during his tenure worked across multiple GE Capital business segments including: commercial real estate, aviation services, and commercial finance corporate. Mr. Traut graduated summa cum laude from the University of Kentucky and holds a B.B.A. in Finance and Marketing. Mr. Traut is currently a member of the Urban Land Institute, Commercial Real Estate Finance Council, and National Association of Industrial and Office Properties (“NAIOP”) where he sits on its Capital Markets Council.
