    Melissa Koupal is the senior vice president of Loan Integrity for loanDepot.com, LLC, a full-service direct lender headquartered in Foothill Ranch, Calif. since the company launched in 2009. In this position, she oversees origination mortgage compliance, servicing mortgage compliance, licensing, customer service, quality control and regulatory examinations for all channels of loanDepot. loanDepot’s family of brands include imortgage, Mortgage Master and LDWholesale. The company currently holds more than 11,000 corporate and loan officer licenses across all 50 states and the District of Columbia. Since 2008, Koupal has been the president of the Reglist Serv Compliance Group which is comprised of more than 1,200 mortgage professionals specializing in the areas of quality control, compliance and legal issues in the residential mortgage field. Reglist Serv was established more than 10 years ago and its participants include a wide variety of experts. In this role, Koupal is responsible for the coordination of conferences, networking groups, maintaining regulatory updates and overall management of the group. Previously, Koupal owned her own compliance consulting firm, License To Lend. She also worked at Nationwide Lending. She is a frequent speaker at industry conferences including the Mortgage Bankers Association. Also, she serves on the Industry Working Group for the NMLS.

    Kathryn L. Ryan, Partner, Buckley LLP

    Kathryn “Katy” Ryan advises financial services companies on a variety of regulatory, licensing, compliance, and transactional matters, including federal and state compliance requirements, Secure and Fair Enforcement (S.A.F.E.) Act compliance, Federal Housing Administration (FHA) compliance, and the risks associated with the False Claims Act (FCA) and Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA).  A Partner in Buckley LLP’s Washington, D.C., office, Ms. Ryan represents banks, first and second mortgage originators and servicers, reverse mortgage originators and servicers, fulfillment service providers, commercial lenders and servicers, bank holding companies, private equity firms, finance companies, debt collection companies, financial institutions and technology companies, payment processors, money transmitters, and various related service providers. She assists clients with matters before state regulatory agencies, the Consumer Financial Protection Bureau (CFPB), the Department of Justice (DOJ), the Department of Housing and Urban Development (HUD), federal banking agencies, Fannie Mae, and Freddie Mac. She also provides strategic and tactical advice to help clients identify and secure the nationwide federal and state approvals necessary to achieve operational goals.

    Sunny S. Huo is an equity member of Severson & Werson who specializes in residential mortgage lending. He has over 20 years of experience handling complex litigation, class actions, and single party disputes. He also provides guidance and advice on regulatory issues. He co-founded the REGListServ, a mortgage compliance professional network, 20 years ago. He was the Chair of the California MBA’s Residential Legal Services Committee in 2006 and 2007.

    John D. Socknat, Partner, Ballard Spahr LLP

    John Socknat is the Practice Leader of Ballard Spahr 's Mortgage Banking Group, and a member of the firm's Marketplace Lending Task Force. He devotes his practice to counseling financial services institutions on compliance and licensing matters under state and federal law, preparing them for examinations and audits by state and federal regulators, including the Consumer Financial Protection Bureau (CFPB), and defending them in enforcement actions. John’s clients include mortgage lenders and servicers, financial institutions, real estate brokers, secondary market investors, consumer finance companies, fintech companies, marketplace participants and outsource service providers, among others. John assists clients with developing compliance programs and implementing and operationalizing new regulations. He also represents clients in connection with loan and servicing rights purchase and sale agreements, servicing and sub-servicing agreements and stock and asset purchase and sale agreements.
