    The “demise” of brick and mortar retail, pop-up shops, new technologies, decreasing sales, increasing sales, destination retail – opinions on the future of retail are many and varied, causing a pause among traditional investors. As ecommerce continues to grow, the risks and opportunities for lenders remain difficult to forecast.   In this session take time for a reset as experts provide their perspectives on retail real estate and the components necessary for success in an e-commerce environment. 


    Victor Calanog, Ph.D., Chief Economist & Senior Vice President, REIS, Inc.

    Victor Calanog is Chief Economist and Senior Vice President at Reis. He and his team of economists and analysts are responsible for the firm’s market forecasting, valuation, and real estate portfolio analytics services.

    Dr Calanog’s research has received awards and fellowship support from several institutions, including the Ford Foundation, the Russell Sage Foundation and the Penn Lauder Center for International Business Research.

    A prodigious researcher with broad interests, his papers in real estate economics, local government competition, and urban fiscal policy have been presented in meetings of the American Economic Association, the American Finance Association, the Brookings Institution, and discussed in academic forums sponsored by Harvard Business School, Columbia University, Stanford University, the Wharton School of the University of Pennsylvania, and the Stern School of Business at New York University.

    He serves as contributor and peer reviewer for several academic journals, with scientific papers published in the Journal of Banking & Finance, the Journal of the Risk Management Association, and cited in the Journal of Finance, Journal of Public Economics, the World Bank Research Observer, the Brookings Papers on Urban Affairs and Public Administration Review. His assessments of market conditions have appeared in national publications like the Wall Street Journal, New York Times, Bloomberg News, Financial Times, and Reuters News. Dr Calanog writes several columns on commercial real estate for the National Real Estate Investor and Scotsman Guide. His industry columns have won honors from the American Society of Business Publication Editors and the Risk Management Association. He serves on the Commercial Real Estate/Multifamily Finance Board of Governors for the Mortgage Bankers Association, as Managing Editor for the CRE Finance Council, and on the Editorial Advisory Board of Real Assets Adviser. He is also part of the Executive Committee and the Board of Directors of the Counselors of Real Estate®.

    Dr Calanog holds a PhD in Applied Economics and Management Science, trained by a dissertation committee composed of faculty from the Wharton School of the University of Pennsylvania and Harvard Business School. In addition, he has an MBA in Finance and an MA in Business and Public Policy, earning the Amy Morse Prize and the Thomas P. Gerrity Leadership Award as the most distinguished PhD and MBA student in his class.

    Ryan G. McCullough, Senior Real Estate Consultant, CoStar Portfolio Strategy

    Ryan McCullough, Senior Real Estate Economist, serves as an advisor on market selection and investment strategy to some of the largest institutional investors, pension funds, REITs, and commercial lenders in the world. He conducts primary research on commercial real estate markets, analyzing economic and demographic indicators for real estate stakeholders. Ryan specializes in retail markets and has helped develop a property-level performance model used by CoStar clients to establish pricing and accurately assess risk on shopping center acquisitions.

    Media in which he has been quoted include The Wall Street Journal, CNBC, Investor’s Business Daily, Bloomberg, Retail Traffic Magazine, and The Washington Post, among others. He has spoken at industry events hosted by ULI, Mortgage Bankers Association, and National Retail Tenants Association, and co-hosts a quarterly webinar on the state of the U.S. retail market. Ryan holds a B.A. in Marketing Management from Virginia Tech and an M.A. in Economics from Boston University.

    Mark B. Fisher, CMB, CRE, CRI, Vice President & Managing Director, StanCorp Mortgage Investors, LLC

    Mark Fisher joined Standard Insurance Company as a real estate specialist in 1984.  In his current role as Vice President and Managing Director he leads StanCorp Mortgage Investors, LLC in the management their portfolio of commercial real estate loans in excess of $9.0 billion. 

    Mark is currently a member of the Life Officers and Managers Association (LOMA) Investment Committee, serves on the Commercial Board of Governors of the MBA (COMBOG) and is past Chair of the Center for Real Estate Advisory Board at Portland State University. Mark graduated from Portland State University with a Bachelor of Science degree in Economics.
