    Michael D. McAuley is a Principal of Garrett, McAuley & Co., a banking and mortgage banking consulting firm that “helps lenders increase revenues, control costs and better manage risk.”  Mike has more than twenty years of commercial banking experience in financing mortgage bankers, homebuilders, and related firms, most recently at JP Morgan Chase.     Eric Gates, President, Apex Home Loans Inc.

    Eric Gates co-founded Apex Home Loans in 1998 with the goal of maximizing the customer service and integrity of a local Mortgage company while giving back to the communities served. With almost 30 years of experience in the mortgage industry, Eric has earned a reputation as a knowledgeable, responsive and trustworthy residential mortgage professional.  Eric has been involved in managing mortgage operations since 1996 and as the President of Apex, he currently oversees many of the company’s operational functions, including Compliance, Technology and Investor Relations. Eric’s interest in giving back to the mortgage industry and the local community has spurred his involvement in a multitude of organizations. Eric is a former President of the Maryland Association of Mortgage Professionals, served for two years as the Co-Chair of the MBA’s Independent Mortgage Bankers’ Network, is a member of the MBA’s Independent Mortgage Bankers Executive Council, is a member of MBA’s Residential Board of Governors and currently serves on the MBA’s Board. Eric also served 8 years as a Board Member of The Greater Bethesda Chamber of Commerce and served the Chamber for two years as the Vice President of Leadership Development. He is a graduate of Leadership Montgomery and once chaired the Montgomery County Advisory Board for Junior Achievement.  Under his leadership, Apex has been recognized with numerous company awards, including Best Places To Work by the Washington Business Journal and Washingtonian Magazine, Montgomery County Small Business of the Year and the Montgomery County Serves Business of the Year for Apex’s charitable and community service contributions. Eric holds a B.A. in Economics from Tufts University and lives in Potomac, MD with his wife Amy, their three children and their dog Fenway.

    Terry Schmidt, CMB, President, Guild Mortgage Company

    Terry Schmidt started at Guild Mortgage in 1985 and has been a member of the company’s board of directors since 2006. As president, Ms. Schmidt oversees Guild’s finance, human resources, capital markets and compliance departments. She led efforts to establish the Guild Giving Foundation, designed to encourage volunteerism among Guild’s nearly 4,000 employees.  Ms. Schmidt has helped the company grow to become one of the nation’s largest and most-respected independent mortgage lenders. She increased and improved access to financing during a record-breaking growth period in Guild’s nearly 60-year history and has helped increase Guild’s national market share every year since the leadership team launched the company’s long-term, strategic growth plan in 2008.

    Lynne Chandler represents Ginnie Mae as the Digital Program Director and previously in the Office of General Counsel.  She has over 15 years of experience in mortgage securitization and government regulatory compliance. Lynne has spearheaded the legal development of Ginnie Mae’s Digital Mortgage Program and assisted in drafting digital policies in Ginnie Mae’s eGuide.  She has presented frequently on topics surrounding Digital Mortgage and Document Custody. 

    Rene Mondonedo, Director, Monitoring & Asset Management, Ginnie Mae

    Rene Mondonedo joined Ginnie Mae in May 2012.  He was previously at Fannie Mae and Freddie Mac in the Single Family and Multi-Family Servicing space.  Rene has spent over 35 years in the mortgage industry starting out in human resources and eventually overseeing general servicing functions that include performing loans operations, MSR transfers, operational oversight and compliance, default reporting, conducting on-site operational reviews and establishing performance scorecards. His current responsibilities include monitoring all Issuers, Sub-Servicers and Document Custodians in the Single Family, Multi-Family, HMBS and Manufactured Housing space to ensure compliance with Ginnie Mae’s MBS program.  Additionally, Rene oversees the servicing portfolios of those issuers defaulted by Ginnie Mae by its Master Sub-Servicers.

    Jeffrey Naimon, Partner, Buckley LLP

    Jeff Naimon is a Partner in the Washington, D.C., office of Buckley LLP, with more than 20 years of experience assisting bank and nonbank financial services providers (and investors in same) with regulatory, enforcement, and transactional matters. He defends financial services companies facing complex examination or enforcement matters before the CFPB, FTC, and federal and state banking regulators, with a focus on fair lending, UDAAP, loan servicing, privacy and credit reporting, debt collection, servicemember protections, and other consumer protection issues. He assists banks and nonbanks (including fintech entities) structure, negotiate, and operate a variety of partnerships, outsourcing programs and other third-party arrangements. Mr. Naimon also assists in negotiating acquisition, capital markets, and servicing transactions.   He serves on the Governing Committee of the Conference on Consumer Finance Law and has authored numerous articles on consumer financial services.

    Michael S. Waldron is the General Counsel and Chief Compliance Officer of Community Loan Servicing where he is responsible for the Compliance and Oversight Department’s management, leadership and direction as well as the company’s overall legal and compliance strategy. Prior to joining Community, Michael was Practice Leader of Ballard Spahr’s nationally recognized Mortgage Banking Group.     For GSE approved lenders a key decision point is to deliver loans to Fannie Mae or Freddie Mac, through the cash window or through MBS swaps. With the recent changes to the agreements governing GSE conservatorship, lenders are limited to $1.5 billion in annual cash window sales to each GSE beginning next year. For many companies, this will require a shift to greater use of MBS swaps. In this session, capital markets experts provide the new requirements and discuss the steps to take to be ready.

    Recognized and accomplished industry leader, Faith Schwartz founded Housing Finance Strategies in 2016 to leverage her decades of industry leadership and mortgage experience to modernize the housing finance system. Her work and passion for building out the future of mortgage finance includes advisory services, board memberships and strategy roles in growing organizations. Housing Finance Strategies clients include publicly traded financial services firms, trade associations, Fintechs and non-profits.  Schwartz also advises a Los Angeles, CA based real estate Development Company which owns more than 30 multifamily properties, offering housing and social services for the homeless in the state of California. In times of crisis, Faith has been sought out to create nonpartisan solutions for challenging issues. Over the last 10 months Faith has spearheaded the development and roll-out of the NOT OK? THAT’s OK COVID-19 mortgage forbearance borrower awareness campaign. This ongoing initiative includes more than 50 mortgage servicers and over 100 housing counselors.     Sandra Almanzan, Director, Single-Family Community Lending, Fannie Mae

    Sandra Sánchez Almanzán is a Director within the Single-Family Community Lending Organization at Fannie where she leads a team of professionals that is focused on community access and engagement, Access to Credit, Duties to Serve, national outreach as it relates to Fannie Mae’s book of business.  Ms. Almanzán provides overall market leadership to coordinate strategic activities and to oversee the opportunities for Fannie Mae nationally.  Almanzan has been with Fannie Mae over 20 years and has held a variety of positions within the organization during her tenure with the company. Before her current position at Fannie, Ms. Almanzán was the Director of Duties to Serve Initiatives in the Housing and Community Development Division of the Corporation.  In addition, she was also the Border Region Community Business Center (CBC) Director which covered the markets between El Paso and Brownsville, Texas.  In that position she increased affordable homeownership and rental housing opportunities for low-, moderate-, and middle-income families through partnerships with lenders, local governments, and other organizations. Prior to joining Fannie Mae in 1999, Ms. Almanzán served as the Public Policy Director at the Greater El Paso Chamber of Commerce where she worked to advocate and advance the membership’s agenda of priorities to local, state, and federal officials.  She also spent several years working with the Center for Sustainable Neighborhoods at the University of Texas at El Paso, a grant program that partnered students with El Paso nonprofits involved in the development of affordable housing to provide them with service-learning opportunities. Sánchez Almanzán’s passion for serving underserved communities is the highlight of her career.
