In the primary mortgage market, business takes place with the interaction between borrowers and mortgage lenders. In the secondary mortgage market, business takes place between mortgage lenders and investors. The secondary marketing part of the lending cycle has to do with how lenders get funds to create loans and their interaction with the investors that make the funds available.

The first half of Secondary Marketing Basics takes a broad, high-level look at the secondary mortgage market, the players involved in it, and some key concepts for understanding it. We begin the course with an overview of the secondary market, explaining what the secondary mortgage market is and how it impacts our economy. Next, we review the various players and investors in the secondary market. We explain the critical concepts of loan sales, commitments, and mortgage-backed securities to lay a foundation for understanding the work of a secondary marketing department.

In the second half of the course, we move from the conceptual to the practical with a review of secondary marketing operations. We look at the secondary marketing department and explore what they do on a day-to-day basis. We examine the risks that a lender faces and describe various ways the lender can manage those risks. We discuss the critical secondary marketing responsibilities of pipeline management, pricing, and hedging.

Finally, we wrap up the course with a look at regulations that affect a mortgage lender's secondary marketing department.
