Physical, functional, or design characteristics in unique home styles, including some types of exterior finishing systems and functional obsolescence, may hinder a borrower's ability to maintain a home or repay the loan. Understanding these issues helps determine how best to proceed, as some issues may be easily remedied while others are more complicated and costly to cure.

The course begins with a look at structural issues related to exterior insulation systems and detrimental conditions. Next, it looks at different types of pests and how they can pose structural risks to a property. It then looks at the impact of water-related structural issues. Lastly, it discusses the basics of foundation fundamentals as they relate to structural issues.
