In this session, we explore practical strategies for saving or containing servicing costs. Discussion focuses on ways to streamline operations, reduce unnecessary expenses, and improve efficiencies throughout the mortgage servicing process. Servicing executives from both banks and independent mortgage companies will discuss how to identify areas of opportunity for cost savings, and how to effectively implement cost-saving initiatives while meeting servicing standards and staying compliant.

Kim Yowell, CPA, holds a BBA in Accounting from Texas Christian University, and has over 30 years of management experience in the financial services industry. She started her career in the Accounting and Finance side of the mortgage business and has been focused on Servicing and Operations for the past 20 years. Kim has held key leadership positions at CTX Mortgage Company, First Horizon Home Loans, Metlife Bank, BoK Financial, and is currently the Executive Vice President of Servicing at Fairway Independent Mortgage Corporation. Kim has also served on the Freddie Mac Advisory Board, the MBA Loan Administration Committee, the Black Knight Servicer Advisory Board, and the Fiserv Servicing Advisory Board. Currently, she is a Five Star National Mortgage Servicing Association member, a MortgagePoint Editorial Advisory Board member, and serves on the Texas Mortgage Bankers Association Board. Kim and her beloved husband, John, live in Grapevine, Texas, and have two married children—who are also both CPA’s, and two precious grand-girls!

Nathan is a seasoned professional overseeing the performing mortgage servicing and loan transfer departments at BOK Financial. In this role, he manages a wide spectrum of responsibilities, including cash operations, payoff and lien release activities, investor accounting, account reconciliations, special loan processing, escrow operations, complaint management, customer experience, service release activities, loan acquisitions, loan boarding, and written customer service functions. Prior to his current role, Nathan played a pivotal role in building and managing the operations support area at BOK Financial. In this capacity, he spearheaded comprehensive functions, including business intelligence and data analytics, project management, and system and security administration. Nathan's strategic approach and leadership significantly contributed to the development of a robust support infrastructure, enhancing the overall efficiency of operations. Before joining BOK Financial, Nathan accumulated diverse experience in the real estate and mortgage industry. His roles ranged from being an originator and processor to a real estate investor and auction specialist. His comprehensive background uniquely positions him to navigate the intricacies of the mortgage landscape. Nathan is a licensed Certified Public Accountant (CPA) and holds a bachelor’s degree in Accounting, complemented by an associate’s degree in Biology. His educational foundation, combined with his extensive professional journey, reflects his commitment to both financial acumen and a broad understanding of diverse fields.
Nishant Ghose serves as an Executive Vice President at Freedom Mortgage, one of the largest and fastest-growing independent mortgage companies in the country. He oversees core Servicing Operations including, Call Center Single Point of Contact teams, Loss Mitigation, and Escrow Administration. Mr. Ghose joined Freedom Mortgage Corporation in 2015, leading the Client Performance and Risk Management Group. Since that time Mr. Ghose has held leadership roles in Servicing Finance, MSR Transfers, Correspondent Pricing, Finance and Operations, and directed core technology initiatives spanning both the Servicing and Correspondent arms of Freedom Mortgage. With over a 20+ year career in mortgage banking, Mr. Ghose has held multiple leadership roles in Operations, Secondary Marketing, Analytics, and Technology. In a prior role at W.J. Bradley, Mr. Ghose focused on building a best-in-class customer experience through technology. Additionally, Mr. Ghose spent five years in the Correspondent Lending Division at J.P. Morgan as Vice President, Pricing Operations. In that role he initiated a focus on technology and operational controls and developed the Mandatory Desk trading platform and implemented the oversight and control mechanisms for effective business practices. Mr. Ghose has held other strategic roles at First Magnus Financial Corporation and Accenture.
Amy Mulloy is VP, Real Estate Servicing & Support at Navy Federal Credit Union. In this role, she directs all servicing functions and activities for performing loans in Navy Federal’s $90B+ mortgage and equity portfolio. She also oversees Mortgage Post Settlement operations and SCRA Servicing activities for all Navy Federal lending products. During her 20+ years with Navy Federal, Amy has held various leadership roles, including settlement services and corporate real estate. She earned her undergraduate degree in Business Administration from Old Dominion University and is a proud Certified Mortgage Banker (CMB). She currently serves on the Advisory Boards for both Assurant and ICE/Black Knight, collaborating with industry peers to drive innovative solutions for the mortgage industry.
Chicago native started mortgage career in Phoenix, AZ in the 80's working for S&L's , Banks and IMB's gaining experience in mortgage loan processing and servicing. In the mid-90's, moved to South Bend, IN to work for DataLink/MortgageServ as a Conversion Project Manager where majority of my technical experience was obtained. After recovering from Y2K, moved to Kalamazoo to start 11 year career with IndyMac/OneWest obtaining vast knowledge of operational and technical expertise with both forward and reverse servicing. In 2008, moved to Austin, TX and in 2014, was part of initial management team starting up New American Funding Servicing with primary focus of project management, servicing technology and operational data management.
