David Upbin is the Vice President of Education and Strategy. David joined MBA in 2013 and is currently responsible for the overall success of MBA Education, the premier training provider for the single-family and commercial/multifamily real estate finance industry. During his time at MBA, David has played a significant role in the development and execution of several key initiatives, including Mortgage Banking Bound, Commercial Real Estate Basics, the Certified Mortgage Compliance Professional (CMCP) designation and Education Advantage, a training package geared towards Independent Mortgage Bankers and community-based lenders. For his duties related to MBA strategy, David helps develop, track and manage annual MBA performance goals and objectives, and plays a key role in the oversight of the MBA's cross-department strategic initiatives. Prior to joining MBA, David was a Client Relationship Manager at Cambridge Associates, LLC, where he led teams of client reporting specialists in charge of performance measurement and monitoring for institutional clients. David holds a bachelors of business administration from The George Washington University in Washington, DC. David lives in Annapolis, MD.

Karley Bond was born and raised in West Tennessee and has resided in Jackson, TN for over 25 years. She received her bachelor’s degree from The University of Mississippi with a major in Human Resource Management and a minor in Real Estate. Karley also obtained her Master’s in Business Administration from Union University. She received her Accredited Mortgage Professional designation in 2022 and received her Certified Mortgage Banker designation in July of 2023. Karley has been employed with Regions Bank for 17 years and is the Senior Vice President, Mortgage Area Manager as well as the Market Executive for West Tennessee. During her career at Regions Bank, Karley has received numerous awards including Chairman’s Club, Top Performer’s Club, President’s Cup, and Diamond Award.
Debbie Sousa has been Executive Director of the Massachusetts Mortgage Bankers Association since 2011. As Executive Director she oversees all activities of the MMBA including education, legislative, membership, and other activities of the MMBA. She also serves as Secretary to the MMB Foundation. Prior to joining the MMBA, Debbie has held a variety of positions in the mortgage industry from processor to senior management working for a community bank, regional mortgage lender, national credit bureau and MI company. When she isn’t working Debbie is involved in volunteer work in the community, loves spending time with kids and grandkids, escapes to Maine whenever possible and enjoys going to a Red Sox or BC football game with her husband Steve.
