BREAKOUT SESSION: Financing the Future: Debt and Equity in Build-to-Rent Housing
Build-to-Rent communities are attracting growing interest from institutional investors, yet the financing landscape for this emerging asset class continues to take shape. This session explores how lenders and capital providers are structuring debt and equity for BTR projects, addressing challenges such as lease-up risk, takeout financing, and securitization. Panelists also discuss how federal policy can support scalable Build-to-Rent development within the broader multifamily market.

Terry is currently the Chief Underwriter - Affordable and Technical Support for Berkadia Commercial Mortgage. Prior to Berkadia, Terry was at PNC Bank where he most recently served as Senior Vice President/FHA Chief Underwriter. Prior to his tenure at PNC Bank, Wellman served as Vice President of Product Development at Precept Corporation, where he managed the development, implementation, and expansion of new features for the company’s online real estate finance auction website. He has also held roles at Situs Realty Services, Archstone Communities Trust, and Bach Thoreen McDermott Incorporated. Over his career, he has overseen or underwritten loans totaling over $3 billion for CMBS/conduit financing, FHA, Freddie Mac, Fannie Mae, and for tax credit equity investments. Terry is also an instructor for the MBA’s 223(f) Underwriting Training Course, in addition to having taught the MBA’s Excel for Commercial Properties course. Terry has co-led nationally-broadcasted training for HUD staff on tax-exempt bonds and Opportunity Zones. He has spoken numerous times at conferences on affordable housing and FHA financing topics. Terry is a graduate of the University of Texas at Austin and a member of the 2019 MBA Future Leaders program.

Brandon Harrington joined NorthMarq in May 2020 as Managing Director of Multifamily and Build-to-Rent Debt and Equity, providing tailored capital solutions for entrepreneurial and institutional investors. He specializes in originating and structuring debt and equity for acquisitions, refinances, and recapitalizations of apartment and BTR communities nationwide. Widely recognized as a leader in the BTR debt and equity space, Brandon has closed more than $700 million in BTR financing over the past few years. This experience, combined with his extensive multifamily track record, positions him at the forefront of two of the most active segments in housing finance. By leveraging NorthMarq’s Fannie Mae, Freddie Mac, and HUD platforms, along with banks, CMBS, debt funds, equity partners, and the firm’s leading life company network, Brandon and his team consistently deliver the most competitive capital to align with client business plans and maximize returns. Since joining NorthMarq, Brandon’s team has closed over $4 billion in multifamily and BTR financing by combining customized execution with unmatched client service. Prior to joining NorthMarq, Brandon held similar leadership roles at JLL, Walker and Dunlop, and Cohen Financial.
David Harrison is Chief Operating Officer of Midland Loan Services, a PNC Real Estate business. He leads enterprise operations, technology strategy, and business transformation across both servicing and special servicing platforms. With a focus on scalable process innovation, David drives service delivery excellence and advances organizational agility. A member of the executive management and senior leadership teams, David brings over two decades of experience in commercial real estate finance, spanning structured products, special servicing, credit risk, and capital markets. Prior to joining PNC, he held leadership roles at Fitch Ratings, specializing in CMBS ratings and credit analysis, and served in key positions at KeyBank Real Estate Capital and the Archon Group. He serves on the CREFC Board and holds leadership roles with the MBA, contributing to industry and loan servicing best practices. He holds a BS in Political Science and a Minor in Economics from the University of Houston.
