Commercial/multifamily performance surveillance involves monitoring the performance of the loan and property using various methods and measures and responding to performance findings as appropriate. The servicer's surveillance responsibilities related to loan performance are set out in the servicing agreement.

CMF Performance Surveillance addresses performance surveillance in commercial/multifamily servicing. It begins with a brief review of the servicer's role in performance surveillance. Next, it describes how the servicer uses financial statements to analyze the financial health of the investment. The course then describes common reasons for both monetary and non-monetary default and identifies servicer actions when default occurs. Finally, it explores common trigger events set forth in the loan documents that require the servicer to take action.
