The underwriting function encompasses the final review of the loan for eligibility and approval. After working through the individual components of a file (eligibility, income, credit, assets, and collateral), the underwriter should evaluate how all the pieces fit together before determining whether the loan represents an acceptable risk to the lender.

In Final Review in Residential Underwriting, we briefly review the process of performing the final review. We discuss questions about the loan that need to be asked and answered, describe how comprehensive risk factors drive the underwriting review, explain how compensating factors can help offset risk presented by the comprehensive risk factors, and take a high-level look at the Uniform Underwriting and Transmittal Summary.
