WASHINGTON, D.C. (July 16, 2026) – MISMO®, the real estate finance industry's standards organization, today announced the release of an updated version of the SMART Doc® 1.02 Implementation Guide, a comprehensive resource that provides business, operational, and technical guidance for implementing electronic mortgage documents, including eNotes, throughout the mortgage lifecycle.

The guide provides guidance for each stage of a SMART Doc® transaction, from document creation and data validation through electronic signing, audit tracking, and delivery. Together, these capabilities support secure, standardized electronic mortgage transactions throughout the loan lifecycle. This resource complements the SMART Doc® v1.02 Specification and was updated to add options for zip code masking as well as guidance for late charge amounts and broker/loan originator identifiers.

"It's been great to see the level of engagement from MISMO participants in putting this guide together," said Charlie Epperson, Co-Chair of MISMO's eMortgage Community of Practice and SVP of FundingShield. "eNote volumes have continued to grow in the industry, and this guide gives lenders and their partners more clarity and practical guidance learned from years of implementations."

Developed by MISMO's eMortgage Community of Practice, the SMART Doc® 1.02 Implementation Guide was created in response to ongoing industry demand for clear and consistent implementation guidance for electronic mortgage documents and eNotes. The Community of Practice is led by Epperson, Harry Gardner, ICE, Co-Chair; and David Garrett, DocMagic, Vice-Chair.

The SMART Doc® 1.02 Implementation Guide has achieved Final Status, indicating that the work product has achieved broad industry consensus, has been thoroughly reviewed, and is ready for industry use. MISMO encourages organizations utilizing eMortgage technologies to download and review the guide.
