About the Event
Assessing Commercial/Multifamily (CMF) Physical and Environmental Risk is designed to provide participants with foundational knowledge and practical tools for evaluating physical, environmental, and climate-related risks associated with commercial/multifamily real estate collateral. This course focuses on the identification, analysis, and mitigation of risks that can impact property condition, safety, regulatory compliance, and long-term asset performance.
The course begins with The Property Inspection, where participants learn how to conduct effective site inspections and management interviews, identify common building deficiencies, and understand the role of third-party reports in the underwriting and asset management process. The lesson explores how physical deficiencies and a building component’s remaining useful life affect underwriting assumptions, repair escrows, and ongoing asset management strategies.
In Physical Risk, participants examine common structural, mechanical, electrical, and building systems risks typically identified in property condition assessments. Emphasis is placed on recognizing observable conditions that may signal deferred maintenance or capital needs. The Environmental Risk lesson introduces participants to common environmental hazards and the purpose and scope of environmental due diligence, including Phase I Environmental Site Assessments. Participants learn how to identify red flags, interpret environmental reports, and understand potential liability and remediation considerations.
The course then addresses Seismic Risk and Accessibility, focusing on seismic exposure, risk classification, and mitigation strategies, as well as accessibility requirements under the Americans with Disabilities Act (ADA) and related standards. Participants learn how seismic and accessibility issues can affect property value, insurability, and compliance.
The final lesson, Climate Risk, examines the growing impact of climate-related risks on commercial/multifamily properties. Topics include flood risk, extreme weather events, and other natural hazards that may affect property operations and investment decisions.
