Appraisals are integral to the lending process because they ensure that the collateral pledged as security for the loan is adequate relative to the value of the loan. They ensure the collateral really does secure the mortgage obligation. Since inflated appraisals make it possible to obtain a loan well above the market value of a property, certain precautionary steps should be taken to ensure a reasonable appraised value. These steps include reviewing the appraisal information thoroughly, cross-referencing the consistency of data on the appraisal with the loan application and sales contract, and analyzing the comparable sales data to substantiate the appraised value.

Analyzing the Appraisal explores the appraisal review process and methods of analyzing property appraisals to ensure a well-supported opinion of value. This course begins with a discussion of the appraisal process and then explains the approaches used to develop an opinion of value. Next, it explores the technology initiatives that support and shape how appraisals are performed today. It continues with an in-depth look at the different components of the appraisal report and covers how to review the comparable sales analysis. It discusses the industry standards that ensure quality appraisals and ethical conduct. Finally, the course concludes a look at the top ten appraisal issues that underwriters encounter and presents best practices for appraisal review.

Please note this course focuses on the "new" Uniform Residential Appraisal Report (URAR) rolled out in 2026 and supported by the Uniform Appraisal Dataset (UAD) 3.6. It does not address previous versions except in reference to the transition.
