Loan servicing is made up of an array of different functions, divided into similar work categories, yet overlapping and reliant on one another. There are different names given to these functions, as well as different organization structures linking them together.

Loan Servicing Functions examines the various functions, duties, and required skills of the job positions in this area of mortgage lending. For purposes of discussion in this course, the functions are grouped into five primary silos based on the functions they perform: accounting, customer relations, escrow administration, asset management, and other.
