Mortgage lending and servicing operate within a highly regulated environment. Customer service representatives must understand the laws that govern fair lending, protect consumer privacy, and regulate servicing activities in order to respond appropriately to borrower inquiries and avoid compliance risks.

Laws and Regulations for Customer Service Representatives begins with a review of major fair lending laws, including the Equal Credit Opportunity Act (ECOA), the Fair Housing Act (FH Act), the Home Mortgage Disclosure Act (HMDA), and the Community Reinvestment Act (CRA). It then examines customer privacy laws such as the Gramm-Leach-Bliley Act (GLB Act), the Fair Credit Reporting Act (FCRA), and Do Not Call requirements. Finally, the course reviews additional laws that significantly impact servicing operations, including the Truth in Lending Act (TILA), the Fair Debt Collection Practices Act (FDCPA), and the Real Estate Settlement Procedures Act (RESPA).

This is a single-family/residential course.
